Yes, the assessments for the association are $204.35 per month.

Yes, William Lyon Homes has a 3-year fit and finish warranty as well as a 6-year limited warranty.

What is the deposit required to purchase a home at Ovation?
A $5,000 Earnest Money Deposit is required. Earnest Money Deposits must be payable to Fidelity National Title.
Do I need to be pre-qualified with William Lyon Homes’ Preferred Lender?
Yes, all prospective buyers must be pre-qualified with William Lyon Mortgage, LLC and/or have provided proof of funds (for cash purchase) to William Lyon Mortgage, LLC. Priority of pre-qualification will be determined by the time/date the pre-qualification was fully completed and/or the proof of cash funds were received.

What is included in the Residents Center?
While the golf course and restaurant on site are public, the Residents’ Center is just that… for Mountain Falls Residents. The centers’ aquatic facilities are comprised of a large family pool with a new cooling off/wading pool, then gated and separate is a 25’ lap pool and Jacuzzi. There is a billiards/card room, multipurpose room and a large gym with new, state-of-the-art, exercise equipment. Currently, Mountain Falls has 2 ½ miles of walking and bike trails, which will be expanded as the community grows to full capacity on our 1,050 acres.

Located steps away, play a round of golf at the challenging 18-hole Mountain Falls Golf Club, a nationwide favorite year-round with beautiful mountain views. The Spring Mountain Motor Resort and Country Club features a 5-acre lake, open to the public on the weekends in the summer for jetpack and paddleboard rentals and lessons. Mountain Falls also has two wineries nearby: Sanders Family Winery and Pahrump Valley Winery, Nevada’s largest and most awarded winery.

The golf course is public, so there are no memberships, but there are various cards available for purchase that lower the rate from the standard Nye County rate of $45.00 w/cart for 18 holes. During the summer the rates sometimes drop as low as $29.00 w/cart for 18 holes.

What’s the weather like in Pahrump?
Pahrump’s weather is similar to Las Vegas’, but the town is actually 200 feet higher in altitude. The main difference is that Pahrump cools off at night 5 to 15 degrees more than Las Vegas.

Yes, Desert View Hospital is a critical access hospital proudly serving the community for over 10 years. The hospital offers a range of dedicated services, including emergency care, physical therapy, wound care, radiology, surgery, a 24-hour laboratory and cardiopulmonary care.
The VA Pahrump Community Based Outpatient Clinic recently completed a new 15,000 square foot renovation bringing state-of-the-art technology and telehealth capabilities for veterans to the Pahrump valley.
